We collect them daily from 55 local systems, sort out the jobs that matter to you, name the builder wherever the county publishes one, and send you one ranked spreadsheet a month. Built around what you sell
Whether you need residential building permits data for additions or housing permit data across a whole territory, setup starts with two questions: where you work, and what counts as a job for you. From there it can be catered as far as you like, with valuation floors, scope keywords, specific builders, whatever defines a real job in your business. Ask for a change and your next file reflects it.
Building permit data by county
Every jurisdiction below is pulled on the cadence shown, and most are daily. If your county is not on the list, ask anyway: we scout new jurisdictions on request, and priority requests come with the Pro plan.
Two gaps worth naming, because a buyer would reasonably assume otherwise: Cobb County, GA and the NC Piedmont Triad (Davidson, Davie and Forsyth) have no permit source. Both closed off public automated access during 2026. Vacant-land data does still cover Davidson, Davie and Stanly. The gap is permits, not land.

Prices are per delivery, and monthly or quarterly cost the same per delivery: a quarterly delivery covers its whole quarter, monthly just reaches you sooner. This is the land file
An Excel workbook, one row per parcel: location, acreage, assessed and market value, zoning, land use, last recorded sale, and the owner with a full mailing address. Individual homeowners are not in it. Every row belongs to a company, a partnership, or a public body, which is what makes it a list you can mail. The file itself is the Land Feed, $700 per delivery, and it stands on its own. The three timing feeds are what makes the Pro plan Pro. It's vacant land owner data pulled from property ownership records, turned into a land owner contact list you can actually mail. Most real estate data providers hand you a static report instead. We hand you a name and a mailing address.

What we tell you to throw away
A count is easy to pad. These are flagged in the file rather than quietly left in it, because a list you cannot trust costs you more than a shorter one.
The land territories we have
This comes from property owner public records that five county assessors publish five different ways. Three publish enough to mail from today. The other two we still track in full and deliver, just without owner contacts, and we would rather say so here than after you have paid.

Parcels held by individuals are a separate release: mail outreach only, unlocked after a signed certification, because S.C. Which jurisdictions are covered?
55 city and county permit systems across 39 counties in SC, NC, GA, and TN. The full list is above. Coverage grows most months, so if your market isn't listed, ask.
Do I have to buy monthly?
No. Monthly and quarterly cost the same per delivery, and a quarterly delivery carries its whole quarter, so you see the same permits either way. The difference is when. Where you sit in the build decides it: install late, like AV or low-voltage, and a quarterly batch works fine, because the permit is months ahead of your work anyway. Bid early and a permit that reaches you three months late is a job someone else already won. Monthly simply puts leads in front of you while they are still live. There's also a one-time option, a single delivery at the same price plus a flat $150.
What's the commitment?
Whatever you pick, and no more. You pay once, upfront, for the term you chose. We never keep a card on file and never send a second invoice. When the term ends, buying again is your decision. Territory or filter changes land in your next file; just reply to your delivery email.

Where does the data come from?
Directly from each jurisdiction's public permit system, pulled daily, then normalized, deduplicated, geocoded, and scored by our pipeline. See the methodology for the details.
What does "scored" actually mean?
Each permit is graded on six signals: permit class fit, project clustering, valuation, owner type, scope keywords, and recency. That grade sorts it into Tier 1 (call first), Tier 2 (worth a look), or Tier 3 (context). The score comes with a written reason, not just a number.
Why is that cell blank?
Because the jurisdiction does not publish that field, and we do not guess. Coverage is not uniform across 55 permit systems: some counties publish a declared dollar value and some publish none, some name the owner and some only the contractor, some give a phone number on the filing and some give nothing. Blanks in your file are the honest answer rather than a gap we papered over. Two live examples: Macon County NC publishes no owner name at all, and a whole tab called New Build – No Price exists because several counties report real construction with no valuation attached. Do not skip that tab; some counties appear only there.
How many rows will I actually get?
Whatever your territory's jurisdictions published in that window, and we never pad it. A month in one region is not the same count as a month in another, and the same region moves with the building season. That is why the sample is a real month of real rows rather than a number in a brochure: look at the sample for your product, and if your territory's volume is the deciding factor, ask before you order and we will tell you what the last three months actually held.
Why is this permit six months old, or missing its issue date?
Both are features of the record, not defects in it. A blank issue date means the jurisdiction published the application before it issued the permit, which puts you earlier in the job than an issued permit does. An older row usually means the project sat in review, which happens routinely when a variance or an appeal is in play, and it is still a real project with a real builder on it. Counties also back-date edits to their own records, so a permit can change after we first saw it; we re-pull a rolling window daily to catch those. Sort by issue date, newest first, and work down.
What if the file is not what I expected?
Tell us within seven days and we will correct the file or refund that delivery, your choice. Email [email protected] and a person, not a queue, answers within one business day. If a delivery misses the 72-hour window it is free either way. The full text is in the data terms, and it is worth two minutes before you buy rather than after.
Do you sell homeowner contact information?
No, and we won't. South Carolina's Family Privacy Protection Act (S.C. Code § 30-2-50) prohibits using individuals' personal information from government records for commercial solicitation, so individual homeowners are never named in our permit feeds, paid or free. Residential leads carry the builder's name, which is the business you'd actually call, and business or entity owners are included in full. Every list you buy from us stays clean, usable, and legal.
Can I get the raw data, an API, or something custom?
Probably. Tell us what you need. Custom feeds, market briefs, and one-off pulls are quoted individually. Bulk access to the public map's endpoints isn't licensed (see data terms); this is the licensed path.
Data privacy & compliance
Our permit intelligence is built for compliance with South Carolina's Family Privacy Protection Act (S.C. Code § 30-2-50), which restricts the use of personal information from public records. Individual homeowners are never named in our permit feeds, free or paid.
What we publish is business and entity information: contractors, builders, developers, and commercial owners, verified where possible against SC Secretary of State registrations. A tradesperson named on a permit as contractor of record may appear under their own name, in their business capacity. Where a record could identify a private individual, we withhold it by design rather than by request.
