Twelve commercial buildings are under permit on a single 15.81-acre parcel off Alston Street in Greenville County, carrying a combined declared construction value of $58,309,830. The parcel is owned by OTT Owner One LLC, and the county's permit forms name the project Venture on the Trail.

The buildings were permitted in waves. An amenity building at 1000 Union Mill, valued at $2,825,558, was issued first. Buildings G3 and H1 followed on August 19, at $5,421,112 and $3,371,399. The largest wave landed on September 1: four buildings in the E series at $5,798,159 apiece, two in the G series at $5,421,112, and three in the D series at $4,218,967, spread across Wildleaf Court, Hillside Trail, Cedarwood Lane, Renard Way and Marais Trail.

The repeated figures are not a filing artifact. Buildings D1, D2 and D3 carry the same declared value because they are the same floorplan built three times, and the same holds for the four E buildings and the three G buildings. Greenville County charged full valuation-based fees on each permit individually, $18,384 in new-construction fees on every E building and $13,644 on every D building, which is the county pricing each structure on its own merits rather than treating them as one filing.

The permit forms list Samet Corporation as general contractor and McMillan Pazdan Smith as architect, with VP Engineering covering electrical, mechanical and plumbing design, Britt Peters and Associates on structure, and Site Design on civil. The buildings are classified R-2 occupancy, Type V-B construction, sprinklered, on land zoned PD under PD-2021-020.

At $58.3 million of declared construction value on one parcel, this is among the largest single-site residential permit filings Greenville County has recorded this year. A temporary construction office permit issued at 301 Alston Street in July marks the site as active.
