Seventeen commercial buildings are under permit on one parcel off Wade Hampton Boulevard in Taylors, carrying a combined declared construction value of $99,429,008. The owner of record is OREI Taylors 21.17 Acres Property Owner, LLC, a Delaware company in good standing with the South Carolina Secretary of State, and the county's permit forms name the project The One at Taylors Apts.

Thirteen of the seventeen are apartment buildings in two floorplans. Seven carry a declared value of $7,288,819 each and six carry $7,878,323 each, across addresses on Hath Way, McLamore Way, Blanchard Drive, Renee Drive and Sheitelman Way. The remaining four are parking structures, permitted on August 6 and described on their forms as Garage Maintenance, Garage Storage, Garage Accessible and Garage Typical, at values between $239,210 and $329,522. Those five street names come from the project's site plan and do not yet appear in Greenville County's address or street-centerline records, so they identify buildings inside the development rather than addresses that can be located on a map today.

The repeated values reflect repeated floorplans rather than a single figure restated. The county's own plan review notes label the permits by building and building type, distinguishing Building Type 1, filed as a split building, from Building Type 2, and those two types correspond exactly to the two declared values. Greenville County assessed full valuation-based fees on each permit separately, $34,659 on each Type 2 building and $37,314 on each Type 1, which is the fee schedule applied thirteen times over rather than once.

The permits are classified commercial new construction and carry a status of issued, meaning work can proceed. At roughly $99.4 million of declared construction value on a single assemblage, The One at Taylors is the largest residential development currently under permit in Greenville County by declared value. Three further permits on the same assemblage, issued September 1 for a clubhouse, pool cabana and trash enclosure, add $3,183,541 and bring the project's declared total to $102,612,549.
